Why Slab Foundations Fail

Slabs sit directly on the ground, so they're entirely dependent on what's underneath them staying put. The most common culprit is expansive clay soil — it swells when wet and contracts when dry, pushing and pulling on the slab repeatedly through seasonal cycles. Poor drainage that concentrates water against the perimeter accelerates that movement. In drier climates like Texas or Oklahoma, drought-driven clay shrinkage can drop entire sections of a slab several inches over a few years.

Plumbing leaks beneath the slab are a separate and underdiagnosed cause: a slow leak erodes the soil supporting the concrete, creating voids that the slab eventually sinks into. Mudjacking and Polyurethane Foam Lifting

When a slab section has sunk due to voids beneath it, contractors drill small holes through the concrete and inject material to fill those voids and raise the slab. Traditional mudjacking uses a cement-soil slurry; polyurethane foam injection uses an expanding two-part foam. Foam cures faster and leaves smaller drill holes but costs more per square foot.
