What Causes a Foundation to Settle

Settlement almost always starts with soil behavior, not a construction flaw. Expansive clay — common across the South, Midwest, and parts of the West — swells when saturated and contracts sharply during drought, cycling the foundation through repeated stress. Over years, that motion causes cumulative downward drift.

Fill soil that wasn't adequately compacted before construction is another frequent culprit, especially in newer subdivisions. Plumbing leaks beneath a slab erode supporting soil gradually, creating voids the concrete eventually sinks into. Tree roots pulling moisture from clay within 20–30 feet of the house can cause one corner to settle while the rest of the foundation holds position — that uneven drop is called differential settlement, and it's the pattern that typically drives the highest repair costs.

Warning Signs That Settlement Is the Problem
